The Warrington Township Planning Commission has recommended approval of Teva Pharmaceuticals’ request for a zoning change. The company plans to build a new North American Headquarters and Distribution Center, near Limekiln Pike, Lower State Road and County Line Road. The plans call for about 1.5 million square feet of floor space in two buildings on a 156-acre site near the Eureka Quarry. The company says it can build what it wants under current zoning because most of the site is zoned industrial, but if it gets a zoning change on a section that is zoned residential it can build a larger landscaped buffer and move truck bays farther away from existing residential neighborhoods. Several planning commission members said the zoning change makes sense because the residential area is surrounded by commercial and industrial zoning, so it’s unlikely any developer would want to build homes there. The planning commission is an advisory panel. The Warrington Township Supervisors still need to approve the zoning change before it takes effect.
